We extensively test and research all services we review. Here's why you can trust us.

We found 3 modular home builders in Belfast that truly stack up!

  • Quality of Service: We selected modular home builders who are reliable for their craftsmanship, attentive to small details, and known for satisfied clients.
  • Expertise: It’s important for us that the team have adequate experience and technical knowledge, whether it’s seen through their certifications or previous works.
  • Communication: Naturally, we preferred staff who are most responsive and transparent with updates and costs.
  • Range of Services: We chose builders offering flexibility with custom designs, as well as other services, like turnkey solutions, insulation, smart home upgrades, and the like.

Tired of scrolling through new house listings, just to realise that you don’t really have the budget or the patience to wait for a new dwelling? Been there, done that. As home enthusiasts, my partner and I had our fair share of hits and misses.

But since we’re meticulous even if we’re saving up on costs, we went through plenty of alternatives and saw that a modular home would be best. These are highly customisable too—more ways to make yours truly unique!

Whether you’re looking for the perfect, quick-to-build new home or just something to keep in mind for a future house expansion, we’ve got you covered with the best modular home builders in Belfast.

Jacobson Modulars is one of our favourite modular home builders in Belfast. It mainly focuses on customising everything from compact studios to big family homes.

And since this company is big on client collaboration, we like that the staff is hands-on with everything. This includes the design, fabrication, site preparation, and final installation.

It’s also handy for us that the team has their own production facility. For us, this ensures better quality control and quicker turnaround times.

We also appreciate that they use environmentally friendly materials and energy-efficient designs to make the practices more sustainable. What’s more, we love the smart home integration and other tech options to save energy and costs.

However, note that its premium customisation can be more expensive than that of its competitors. Of course, this still depends on the overall scope of work, so be sure to communicate your needs right away.

Pros

  • Takes small and big projects
  • Uses eco-friendly materials
  • Offers smart home upgrades

Cons

  • Premium work is pricier than others

No Fuss

“What a great family business. I bought off them about 2 years ago and I’m still pleased. A pleasure to deal with and first class workmanship. Really well built to last a life time. Steel frame and, in my case, clad in wood effect steel. Incredibly solid. Well insulated, good roof, well made double glazing – they manufacture their own uPVC frames so no delays. All done properly with no shortcuts. No moisture, no mould and no leaks. Delivered and installed in an afternoon – no fuss or drama.”

Little Lodges Ltd is among Belfast’s specialist modular home builders, known for its trendy and compact designs.

It’s focused on making smaller units, such as holiday cabins, garden lodges, home offices, and granny annexes. We think this makes the team experts in maximising custom spaces, whether you want an extra living space or put yours up for rent.

Not only that, but we’re also stoked about its off-grid options. Some models could even have wheels for better mobility! The way we see it, these are great for residential gardens and rural retreats.

Moreover, we find it convenient that an introverted client we had a chat with commended the team’s fast delivery and installation.

But since this company doesn’t really cater to big projects, we reckon this isn’t ideal for clients needing help with multi-bedroom homes.

Pros

  • Ideal for small plots or secondary dwellings
  • With off-grid and mobile options
  • Praised for quick delivery and installs

Cons

  • Limited to smaller units

Want to amp up your garden space? Shed Factory can assist with installing sheds, insulated garden rooms, and steel structures.

Though it’s not a full modular home builder in Belfast, you can still get modular sheds here. There are a bunch of other compact, self-contained units too, such as home offices, studios, and other leisure spaces.

In addition, we appreciate that this company provides insulated garden rooms, which are ideal for gyms, offices, and hobby spaces.

We also heard from a client that the staff have delivered and installed their order within a few days. There are several affordable options as well, which he appreciated.

Nevertheless, note that the interior customisations here are limited, unlike full-on modular home builders with more options or flexibility. We suggest showing your vision beforehand to avoid misunderstandings.

Pros

  • Great for gardens and hobby rooms
  • Offers insulated options
  • Competitive pricing

Cons

  • Limited custom options
